02.2 AHU cleaning, health audits & air balancing
AHU cleaning, health audits & air balancing
Who needs this
- Rising energy consumption with no change in load
- Coil face visibly matted or drain pan fouling
- Uneven temperatures or weak airflow at diffusers
- AMC vendor "filter cleaning" is the only maintenance on record
- ESG or wellness reporting needs measured airflow data
Standards note. Cleaning follows NADCA ACR guidance for HVAC component cleaning. Airflow measurements are recorded before and after so the improvement is a number, not a claim.
How we do it
- 1
Health audit
Visual and instrument survey of coils, blower, drain pan and filtration; airflow readings at the unit. You receive an audit report with photos.
- 2
Containment
The AHU room and unit are isolated; electrical lockout follows your facility permit-to-work.
- 3
Coil and component cleaning
Coils cleaned with low-pressure methods and coil-safe agents; blower, housing and drain pan degreased and disinfected; filters replaced or cleaned per spec.
- 4
Air balancing check
Post-clean airflow readings at the unit and representative diffusers, compared against the baseline.
- 5
Closure report
Before/after photos, readings and recommendations delivered as a single report for your maintenance file.
Proof, not promises
Every ahu cleaning, health audits & air balancing project closes with matched before/after photos and a written report. See the documented process and the evidence page for what that file looks like — or check the credentials behind it. Case-specific documentation is shared during scoping.
AHU cleaning, health audits & air balancing — common questions
What does AHU cleaning include?
Cooling coil deep cleaning, blower and housing cleaning, drain pan disinfection, filter service, plenum vacuuming and post-clean airflow verification — documented with photos and readings.
How is this different from what our AMC vendor does?
Routine AMCs typically wash filters and wipe accessible surfaces. Coil depth cleaning, blower internals and measured air balancing need dedicated equipment and are usually outside AMC scope.
How much energy does a clean AHU save?
NADCA’s energy research project measured 41–60% reduction in fan and blower energy consumption after cleaning fouled air handling systems. Your result depends on how fouled the unit is — the health audit establishes that first.
Do you handle multiple AHUs across a campus?
Yes. Multi-unit sites get a phased schedule so no floor loses conditioning during working hours, and a consolidated report across all units.
