02.3 Ventilation system mold remediation
Ventilation system mold remediation (VSMR)
Who needs this
- Visible mold on duct interiors, insulation or AHU surfaces
- Musty odour that returns after cleaning
- Water ingress or condensation history in the system
- Occupant health complaints traced to air quality
- An IAQ report flagged fungal counts
Standards note. Remediation follows NADCA guidance for microbial remediation in HVAC systems, performed under a VSMR-qualified specialist. We flag — in writing — the moisture defect that caused the growth; remediation without fixing the cause is temporary.
How we do it
- 1
Assessment
Locate the growth, map its extent and identify the moisture source. You receive an assessment report with photo evidence.
- 2
Containment plan
Isolation barriers and HEPA-filtered negative air keep spores out of occupied space. The written containment plan is shared before work begins.
- 3
Removal
Contaminated deposits removed mechanically under suction; porous materials that cannot be cleaned (e.g. degraded duct liner) are removed and replaced, not painted over.
- 4
Treatment
Cleaned surfaces treated with appropriate antimicrobial agents, applied per label and shared MSDS.
- 5
Verification & closure
Post-remediation inspection confirms removal; the closure report covers findings, work performed, and the moisture-source fix required to stop recurrence.
Proof, not promises
Every ventilation system mold remediation project closes with matched before/after photos and a written report. See the documented process and the evidence page for what that file looks like — or check the credentials behind it. Case-specific documentation is shared during scoping.
Ventilation system mold remediation — common questions
Is mold in air ducts a health risk?
Mold in a ventilation system distributes spores to every space the system serves, which can trigger allergic and respiratory symptoms in occupants. It is treated as a priority defect in facility audits.
Can you just spray a disinfectant through the ducts?
No. Fogging over growth without removal leaves the biomass in place and regrowth follows. The NADCA-aligned sequence is contain, remove, treat, verify — and fix the moisture source.
What is VSMR qualification?
Ventilation System Mold Remediation is a NADCA qualification covering assessment, containment and remediation of microbial growth specifically in HVAC systems. Our project lead holds it alongside the ASCS certification.
Will the affected area need to be evacuated?
Usually only the immediate work zone. Containment barriers and negative air pressure are designed so adjacent areas remain occupiable — the containment plan states this explicitly for your site.
