Standards note. Execution runs under our ISO 9001:2015 quality system and ISO 45001:2018 safety system — permits-to-work, height-work controls and electrical lockout are process, not paperwork. Materials follow the approved BOQ and make list; deviations need your written sign-off.

Site survey & brief
The floor is measured and photographed, constraints recorded — working hours, lift access, building permissions — and the brief written down before anything is priced.

Design & BOQ
Drawings and a line-item bill of quantities go to you for approval. The BOQ is the contract’s backbone: what procurement compares, and what the site is audited against.

Phased execution plan
Work is sequenced zone by zone — nights and weekends where the floor stays live — with barricading and dust containment separating work areas from working areas.

Coordinated trades
Civil, electrical, HVAC, plumbing and networking crews run to one programme under one site supervisor, so trades don’t queue behind each other.

Snag & handover file
A joint snag walk, closure of every item on the list, then the handover file: as-built drawings, material warranties and test records.

Can you renovate an office that stays occupied?
Yes — that is the normal case, not the exception. Work is phased zone by zone with barricading and dust screens, noisy work scheduled after hours, and services switched over on weekends. The phased plan tells each department in advance when its zone is affected.
Do you handle design, or only execution?
Both models run: design & build under one contract, or execution of drawings your architect issues. In either case a line-item BOQ is agreed before work starts, so scope changes are visible and priced, never absorbed silently.
What does the handover include?
A joint snag walk with your team, closure of the snag list, and a handover file with as-built drawings, material warranties and test records — the file your facilities team and the next auditor will actually use.

Yes. Electromechanical work is the division’s own trade, not a subcontracted afterthought — see the electromechanical & AMC page. Post-fitout duct hygiene comes from our NADCA-certified air hygiene division.
